At PrefabHouseUSA, we specialize in supplying premium expandable container homes and prefab houses that are custom manufactured according to each customer’s requirements. Because every order is produced specifically for the buyer and imported internationally from our manufacturing facilities in China, our refund policy differs from that of standard retail products.
Please read this policy carefully before placing your order.
Custom Manufactured Products
All expandable container homes sold by PrefabHouseUSA are built specifically for each customer after the order has been confirmed.
These homes are not mass-produced or stocked in warehouses. Production begins only after receiving the required advance payment and order approval.
Because each unit is customized and manufactured exclusively for the customer, orders cannot normally be resold to another buyer.
Advance Payment
To begin manufacturing, customers are required to pay a 30% advance deposit.
This payment covers:
- Production scheduling
- Raw material procurement
- Engineering and customization
- Manufacturing preparation
- Factory processing
Production starts shortly after the order has been confirmed.
Order Cancellation
Customers may cancel their order within 72 hours (3 calendar days) after the 30% advance payment has been successfully received by PrefabHouseUSA.
If cancellation is requested within this period:
- Manufacturing must not have started.
- No materials should have been specially purchased for the order.
- The refund will be processed after verification.
- Any payment processing or bank transfer charges may be deducted where applicable.
Cancellation After 3 Days
After 3 calendar days from receiving the advance payment, manufacturing preparation and production are generally underway.
Because the home is custom-built and international manufacturing has already begun, the order becomes non-refundable.
No refund will be issued after this period.
No Refund After Manufacturing Begins
Once production has started, customers are not eligible for any refund, including the initial 30% deposit.
This is because the manufacturer has already incurred costs for:
- Steel structure fabrication
- Wall panels
- Interior components
- Electrical systems
- Plumbing preparation
- Customized layouts
- Labor
- Factory scheduling
- Export documentation
- International logistics planning
These expenses cannot be recovered.
International Shipping
Our prefab homes are manufactured in China and imported for delivery to customers.
International freight involves:
- Ocean shipping
- Export customs
- Import documentation
- Port handling
- Inland transportation
- Insurance
- Logistics coordination
Once shipping arrangements have been confirmed, the order cannot be cancelled or refunded.
Custom Design Orders
Orders involving any custom specifications are non-refundable after manufacturing begins, including:
- Floor plan modifications
- Interior customization
- Window or door changes
- Color selection
- Material upgrades
- Solar packages
- Kitchen upgrades
- Bathroom upgrades
- Smart home features
- Additional accessories
Damaged or Incorrect Products
If your home arrives with significant shipping damage or differs materially from your confirmed order, please notify us within 48 hours of delivery.
Supporting evidence should include:
- Photographs
- Videos
- Delivery documentation
We will investigate the issue with our manufacturing and logistics partners and work toward an appropriate resolution, which may include repair, replacement parts, or another suitable remedy.
Refund Processing
If a refund is approved under this policy, it will generally be processed using the original payment method within 7–21 business days, depending on your payment provider and financial institution.
Bank charges, currency conversion fees, payment gateway fees, and wire transfer costs may not be refundable.
Non-Refundable Situations
Refunds will not be provided for:
- Change of mind
- Financial difficulties
- Loan rejection
- Permit approval delays
- Zoning restrictions
- Land issues
- Construction delays caused by third parties
- Utility connection delays
- Failure to obtain local approvals
- Customer-requested order cancellation after 72 hours
- Orders already in production
- Orders already shipped
Force Majeure
PrefabHouseUSA is not responsible for delays caused by events beyond our reasonable control, including:
- Natural disasters
- Port congestion
- International shipping disruptions
- Customs inspections
- Government regulations
- Labor strikes
- Pandemics
- War or trade restrictions
Such events do not qualify for order cancellation or refund.
Agreement to This Policy
By placing an order and submitting the required advance payment, you acknowledge that:
- You understand that your home is custom manufactured.
- You understand the home is produced in China and imported internationally.
- You agree to the 72-hour cancellation period.
- You understand that orders become non-refundable after manufacturing begins.
- You accept the terms of this Refund Policy.
